1. Long call today. She starts at the hospital on March 3 and wants to be settled before then, so we are aiming to close by mid-February.
   
   Must-haves: three bedrooms, a fenced yard for the dog, and a short drive to the medical district. Nice to have: a second living area and a two-car garage.
   
   Schools matter most. Her son starts second grade in the fall, and she asked me to pull the elementary ratings for every home we look at.
   
   Budget: pre-approved for $410k with her credit union, but she would like to stay closer to $375k to leave room for furniture and a new fence.
   
   She will be in town the weekend of the 18th. Line up four or five homes for Saturday morning and keep Sunday open for second looks.
   
   Send her the neighborhood guide and the list of local inspectors.
