How I help.
Buying or selling in Fort Worth, you work with me from the first call to the keys.
Buying
Find it, win it, move in.
Before our first tour, you and I sign a short written buyer agreement, required since August 2024. It spells out what I do for you and how I’m paid.
- A search set to your listTell me what matters and I’ll set up a search that sends the right homes the day they list.
- Tours on your scheduleEvenings and weekends are fine. I’ll point out what the photos leave out.
- Pricing from real compsBefore you offer, I pull recent sales nearby so you know what the home is worth.
- An offer that holds upYou and I set price, terms and timing together so your offer is strong without overreaching.
- Inspection to closingInspection, repairs, appraisal and lender dates: I track every one and keep you posted.
Selling
Listed well, sold well.
- Price from recent salesA number grounded in what nearby homes actually sold for.
- A short prep listOnly the fixes and touches that pay for themselves.
- Photos and the listingProfessional photos, a clear description and a launch day.
- Showings and offersI handle every showing and walk you through each offer side by side.
- On to closingInspection, appraisal and title, tracked until the keys change hands.

About fees
Fees, in plain English.
Demo copy for the Turnkey template. Not legal or financial advice.
It’s negotiable, and you and I agree on it in writing before I do any work for you. There is no standard rate set by law or by any group.

It spells out my fee and whether you’d like to offer anything toward the buyer’s agent. You decide that, and it can also come up when an offer arrives.

Your buyer agreement states what I’m paid and who pays it. Sometimes the seller covers it, sometimes you do, and sometimes it’s split. I can ask for it in the offer.

No surprise fees from me. Lenders, title companies and inspectors charge their own, and I’ll point those out early so you can plan.

On the first call. I walk you through the agreement line by line, and you can take it home and read it before you sign.
